Focused on small-bay, light industrial assets, we prioritize flexible, multi-tenant spaces with 18-36 ft clear heights, multiple loading doors, ample power, and efficient access. By upgrading well-located properties, we drive long-term value and institutional investment appeal.
Our strategy executes capital improvements and mark-to-market enhancements within 12-18 months, stabilizing assets for sale within 18-36 months. We target acquisitions with in-place cash flow to ensure debt service and vacancy coverage, balancing value creation with risk mitigation.
Robert Richter, CEO: An executive with 20 years’ experience in domestic and international commercial real estate development, investment, construction and brokerage, Robert has executed complex business initiatives throughout the United States and Latin America. Mr. Richter co- founded and directed NAI Panama, a global real estate brokerage and commercial construction firm based in the Republic of Panama, building one of the largest commercial brokerage operations in the nation along with construction and property management companies, all of which he successfully exited. He previously served as Director & Partner at McCraney Property Company in Orlando, FL, running Central and North Florida markets, and as a Vice President of Flagler, Florida’s largest commercial real estate developer and part of the global private equity fund, Fortress Investment Group (NYSE: FIG), where he led new market entry for master planned industrial developments throughout Florida. As Founder & CEO of Imminent Ventures | Development, Mr. Richter led the acquisition of 5 development sites totaling over 3 million square feet of speculative and build-to-suit development. He received his BA from Wake Forest University, with Honors, where he earned a varsity letter in football, and his MBA in Finance from Thunderbird School of Global Management.
Stan Conway, Executive Vice President: As an EVP of Ivy Capital, Stan is focused on capital raising and is an accomplished senior Commercial Real Estate (CRE) executive with extensive expertise spanning real estate finance, corporate leasing, last-mile logistics, asset management, project management, syndication, acquisition/disposition, and underwriting. With over $400 million in transaction execution across all asset types, he brings a comprehensive skill set and a proven track record in delivering exceptional results. Key competencies include site selection, transaction execution for all asset types, and a deep understanding of asset management across diverse property types.
Rakesh Kumar, Executive Vice President: As an EVP of Ivy Capital, Rakesh is focused on site selection. An executive with 25 years’ experience in commercial real estate, Mr. Kumar has previously served as an investment advisory to various industrial buyers located in New York City. His expertise extends to investment sourcing and structuring, financial modeling, and project management for both ground-up developments and rehabilitations. He has successfully led complex business plans, overseen full project lifecycles, and enhanced portfolio performance through strategic decision-making.
